1 - Preliminary Study

This phase involves research, creativity, and close contact with the client to develop the preliminary project, in terms of its concept and materialization.

We define the briefing together with the client, through meetings to exchange ideas, analyze references, and reflect on predefined concepts, assessing their relevance to the project.

We studied the location and its vernacular architecture, valuing the setting, tradition, and memory as the main inspirations for the concept.

We analyzed the legislation applicable to the location and the project, supplemented by meetings with the city council for technical clarifications.

We explored different approaches, evaluating the pros and cons of each, until we found the most balanced solution that reconciled the natural and legal requirements of an architectural project.

Pieces resulting from the preliminary study:

  • Photographic record of the site and survey of existing architecture.
  • Development of freehand drawings during the study of different approaches and 1/100 scale plans.
  • Creation of 3D images that facilitate the client's understanding of the proposals and their impact on the terrain, suggesting final materials and conveying the project's environment.
  • Technical drawings at scales 1/100 and 1/50 of the chosen proposal – floor plans, sections, and elevations.
  • Delivery of a printed and bound “book” with a summary of the work carried out.
 

2 - Licensing Process

This phase is the most bureaucratic part of an architectural project, involving the preparation of the application process, including all the mandatory elements for obtaining a license.

We have experience in different City Councils across the country, and we have developed a methodology to make this phase faster and less burdensome.

Our strategy is to precede the submission of the license application with technical clarification meetings with the Chambers in order to submit the application with greater assurance of its approval.

Developed pieces and included works:

  • Mandatory written documents in the field of architecture: descriptive reports, cost estimates, schedules, summary tables, fire safety reports, INE reports, and terms of responsibility.
  • Designed pieaces in accordance with legislation: project pans, accessibility plan and exterior arrangements.
  • Coordination of specialties, whether in the engineering or landscaping department.
  • Monitoring of the process and response to notifications issued by the City Council.
  • Closing of the process with the delivery of all mandatory elements for obtaining a license for use.
 

3 - Execution Project

The execution project is a detailed breakdown of the project, where all the fundamental elements are chosen and the technical drawings that will serve as the basis for construction are developed.

A good implementation plan minimizes unforeseen events on site and prevents budget deviations.

When choosing materials for flooring and cladding, we give preference to domestic materials that are produced in a more artisanal way, are more authentic, and have less environmental impact.

We investigate local materials and raw materials, valuing sustainability, reducing transportation costs, and reinforcing the unique character of the project.

Developed pieces and included works:

  • Maps of rooms, closets, kitchens, and bathrooms.
  • Ceiling and floor plans.
  • Lighting plans, sockets, and switches.
  • Construction details – most sensitive areas of the project.
  • Crossing the architectural design with the specialties.
  • Specifications with measurements, descriptions of the work, and a list of materials with references and specific brands.
 

4 - Construction Monitoring

Regular monitoring of the work ensures faithful implementation of the architectural design and the most complex construction details.

Monitoring the work is essential to ensure quality execution. Although it should follow the execution plan, the work tends to take on a dynamic of its own, requiring adaptations and the search for solutions that are appropriate to the reality on the ground.

In our view, it is essential to listen to the construction workers, who throughout the project help to resolve issues and draw attention to delicate situations. It is by combining their knowledge with ours that the best solutions are found.

Considered at this stage:

  • Adaptation of designs to the reality of the work.
  • Pre-scheduled visits with the owner and contractor to monitor the different stages of the work.
  • On-site analysis and decision-making regarding details and construction solutions.
